NDK Offices – Transforming an Outdated Office into a Clear, Green Workspace
Originally built in the early 2000s, the NDK Offices had become fragmented and outdated after years of ad-hoc modifications by multiple tenants. The result was a disjointed floor plan, obstructed circulation, and underused natural light and views. ADL_VDL was commissioned to reimagine the building into a coherent, contemporary workspace that reflects clarity, flexibility, and sustainability.
The redesign leverages the building’s original 4x4 square structural grid of laminated timber — a solid foundation for an open and adaptable layout. By stripping away decades of clutter and redundant elements, the interior was reorganized along a clean central corridor. Offices are now positioned along the building’s long axis, enhancing flow, transparency and view of the water.
A cone-shaped vertical void pierces the building to create spatial continuity between floors. This is emphasized by a diagonally placed three-dimensional form that functions as an abstract spatial anchor — concealing stairs while guiding movement.
The façade is revitalized with corten steel accents, integrated green walls, and glazing. Hidden birdhouses within the green façades support local biodiversity. NDK Offices now stands as a model for sustainable, user-focused office retrofitting.
