 For private clients

Building, renovating or extending a home. We design it with you, from the first conversation on site to completion.

Your own home is one of the biggest decisions you make. That is why we always start with the site, your wishes and your budget, and make choices together in clear steps. You always know what the next phase involves and what it costs.

On this page you will find answers to the questions we are asked most often: about costs, permits, regulations and how a project works.

 Costs and terms

What does an architect cost?

That depends on the size, scope and complexity of the project. After a first conversation we make a proposal for the approach and the fee, divided over the phases of the project. That way you know where you stand and can decide phase by phase.

What terms do you work on?

We work according to De Nieuwe Regeling (DNR 2025), the standard terms for commissions to architects and consultants drawn up by the BNA and NLingenieurs. It covers the phases, responsibilities and liability.

 The project

How does a project work?

We start with an introduction, preferably on site. Then follow the sketch design, the preliminary and final design, the permit application with technical drawings and guidance during construction. After each phase we choose the direction for the next step together.

Do you also work on renovations and extensions?

Yes. Renovating and extending existing homes is an important part of our work, alongside new build. With an existing house we start by looking carefully: what is there, what works, and what can be better.

Do you also supervise construction?

Yes. We prepare the technical drawings for the contractor, help with choosing a contractor and provide design supervision during construction up to completion. How far that supervision goes is agreed per project.

 Permits

Do I need a building permit?

Since 1 January 2024 the Environment and Planning Act (Omgevingswet) applies. Whether you need a permit depends on your municipality's omgevingsplan and on national rules. The permit check in the Omgevingsloket gives a first impression. We work this out precisely for your project.

What can I build without a permit?

In the rear yard area you may build without a permit under conditions, for example an extension up to 4 metres deep. Rules apply to height and to the total area, which depends on the size of your plot (maximum 150 m²). Municipalities may have different rules, and in a protected townscape or with a monument less is often possible. So always have it checked.

How long does a permit application take?

Under the regular procedure the municipality decides within 8 weeks, extendable once by 6 weeks. Under the extended procedure, which is less common, it is 6 months plus 6 weeks. Add the time to prepare the application and any advice from the design review committee.

What does the design review committee do?

Many municipalities have building plans assessed by an independent committee that advises on the appearance of the building and how it fits its surroundings. We prepare those meetings and present the design ourselves where needed.

 Regulations

What is the Wkb (Quality Assurance Act)?

Since 2024 the Wkb applies to new build in consequence class 1, which includes most homes. An independent quality assurer then checks whether the building meets the technical building regulations. For renovations its introduction has been postponed.

What energy requirements apply to a new home?

Since 2021 new build must meet the BENG requirements: nearly energy-neutral. A home must also not overheat in summer (TOjuli at most 1.20). We take this into account from the first design, in orientation, daylight and materials.

 Getting started

How do we start?

Get in touch and tell us briefly about the site and your plans. We schedule a first conversation, preferably on site. After that we send a proposal for the approach and fee.
